Property Profile:
An Institution in Port O’ Connor known as The Fishing Center is now available. This waterfront grocery sells bait, live and frozen, tackle, ice, fuel, and such; most of the things you need just before you go fishing. Two boat launch/ramps are included with the property. Fish cleaning facilities are there too. In addition to The Fishing Center are several R.V. spaces directly across the street that generates additional cash flow. Also along the bulkheaded waterfront are rented wet slips, mostly for larger off-shore type boats and large sail boats, which also contribute to income. Add all of these components together and you have a powerful cash flowing business that could be continued by the buyer while waiting or holding for future land use. Another factor not to be overlooked is the elevation at this site. Almost 7 feet above sea level leaves this property high and dry on rainy days and high tides.
418 feet of bulkhead on the Intracoastal Waterway makes this one of Port O’ Connors most coveted sites. Two square blocks of prime real estate lie directly behind this bulkhead extending some 300 feet deep and is some 3.216 acres.

This property had a Corps of Engineers permit at one time and is believed it can be reactivated.

Location:
On the Texas Gulf Coastline almost equidistant between Houston and Corpus Christi is Calhoun County. At the end of HWY 185 lies one of the hottest coastal towns for fishing and recreation – Port O’ Connor. Just 3 hours south of Houston and 2 hours north of Corpus Christi makes this a close get-a-way from the city. In Port O’ Connor this property is almost in the middle of town. Directly adjacent to the famous “fisherman’s cut” on the Intracoastal Waterway or 1301 Water Street for your landside address. This property is also known as the weigh-in spot for the renowned fishing tournament – Poco Bueno.

Wildlife:
Port O’ Connor is a world class fishery for inshore species such as speckled trout, red and black drum, sheepshead, and flounder, all found in the back bays. Port O’ Connor is also a favorite for offshore pursuits for kingfish, snapper, amberjack, and billfish. Noted for its close proximity to offshore waters via the Matagorda Ship Channel, or the big jetties as the locals call it, makes Port O’ Connor a place where you will see some big “blue water” boats in search for some tackle busting bruisers.

Calhoun County also has one of the highest concentrations of birds anywhere along the Texas Coast. Many species of migrating birds make this area a winter time home such as ducks, geese, cranes, as well as shoreline birds like the brilliant roseate spoonbill, scarlet ibis, and the brown and white pelican all make Port O’ Connor and Calhoun County home.
